Renowned for its rolling hills, scenic vineyards, and historic towns, the area is a popular destination for wine lovers and tourists alike. The region's signature wine, Chianti Classico, is made from Sangiovese grapes and boasts a fruity aroma and a robust, tannic structure. The yearly production ranges around 35 million bottles of wine per year. The area also produces a limited amount of white and rosé wines, as well as olive oil.

The name Chianti Classico refers to the Italian wine area defined by the Grand Ducal decree of 1716 in which the boundaries of the wine production area and the specifications of the wine were established for the first time in Tuscany, effectively protecting its quality.

The first mention of Chianti wine dates back to the 14th century, and the wine quickly gained popularity throughout Italy and beyond. In 1924 the Chianti Classico Consortium was formed to regulate the production of the wine and protect its quality. Today, Chianti Classico is recognized as one of Italy's premier wine regions, known for its superb Sangiovese wines and stunning landscapes.

STUNNING CHIANTI CLASSICO WINE ESTATE FOR SALE IN GREVE, TUSCANY

In a panoramic position in the hills of Chianti Classico, not far from Greve in Chianti and Florence, 136.6 ha wine estate with Agriturismo for sale. The property (more than 2,300 sqm) consists of several buildings that include the wine cellar, six apartments and warehouses.

DESCRIPTION OF THE BUILDINGS

The hamlet consists of several buildings, all close together and with easy access, divided into various areas used for living quarters, warehouses and wine production rooms. The small hamlet dates back to the 18th century, the manor house was built in the early 20th century. The buildings used for agritourism have been renovated in recent times and are in good condition, while the sheds and agricultural stores are in need of renovation.

 

The old manor house (572 m² – 6,155 ft², 4 bedrooms and 3 bathrooms) houses the old cellars on the ground floor, including the business offices, the deconsecrated chapel and two apartments on the first floor:

WINE ESTATE WITH CHIANTI CLASSICO VINEYARDS FOR SALE IN GREVE

On the hills of Chianti Classico, not far from the medieval village of Greve, 6.2-ha wine estate for sale. The building houses the winery and an apartment for the owners. DESCRIPTION OF THE BUILDINGS, CONDITION AND FINISHES

The main building (276 m²) is on two staggered levels. On the ground floor we find the winecellar (146 m² – 1,570 ft²) with a spacious tasting room with kitchen and service bathroom attached, as well as the technical room. On the upper floor, on the other hand, there is a comfortable apartment (130 sqm – 1,399 sqft) consisting of a large living room, kitchen, three bedrooms and two bathrooms. The photovoltaic systems and generators are installed on the gutter that runs all around the building.

Outside the building, a large yard with a tensile structure is used as an outdoor tasting area for the summer, while the garden surrounding the structure (about 2,000 m²) has already received permission for the construction of a swimming pool.

The winery currently produces two types of wine, which are sold strictly bottled as a testament to the high quality of the product:

CASTLE WITH CHIANTI CLASSICO VINEYARDS FOR SALE IN TUSCANY

Castello Chianti Winery

The estate in its entirety covers about 48.6 hectares (120.1 acres) of land more than half of which is covered by forest (28.3 ha). Around the castle, the buildings can count on about 4,200 sqm of garden, which houses, on one of the terraces, the 18 x 9 m Infinity pool with panoramic views of the surrounding vineyards.

Agricultural activity focuses on the vineyards (12.1 ha), which are fully registered as Chianti Classico DOCG, and currently produce red wines, vinsanto and two types of grappa. 

The remaining part of the estate includes an olive grove (4.2 ha) and several patches of arable land (roughly 3.5 ha) which could be used to further expand the existing vineyards.

 

 

DESCRIPTION OF THE BUILDINGS

Inside the castle (1,420 sqm – 15,279 sqft) are currently 8 bedrooms, 7 bathrooms, kitchen, hall, dining room, multiple reception halls and the historical wine cellar that includes a Roman wall. By converting some of the service rooms one could easily create up to 10 bedrooms and 10 bathrooms to be used for accommodation. The complex also includes a guest wing with separate entrance, featuring a kitchen, living/dining rooms, three bedrooms and two bathrooms.

 

The oldest written evidence of the castle dates back to the year 912 CE, but in the property some Etruscan finds and a Roman wall were found, proving that there was some sort of settlement in the area long before the Middle Ages. For centuries the castle had been contended by Siena and Florence in their long-lasting war until in the 1450s it ultimately passed into Florentine possession.

With the defeat of the Sienese Republic in 1559 the castle lost its military and strategic function and ended up in the hands of the powerful Florentine family Ricasoli who converted the complex into a private farm. The buildings were then progressively abandoned until in 1994 the new owners undertook a massive renovation of the complex.

The castle, located inside a medieval village, has been carefully restored with nice materials, respecting the traditional Tuscan materials and the original structures, but adding also services and up-to-date systems. Moreover, during the restoration, most of the vineyards were re-planted with new clones of Sangiovese. 

Internally, the property has exposed stone walls, brick arches, terracotta floorings, ceilings with chestnut beams and terracotta tiles, while externally it features stone and brick walls, thermally insulated window frames in chestnut with internal shutters in Tuscan style. It is equipped with the most up-to date electrical, plumbing and heating systems, and it has a security system. The bathrooms are particularly well-finished and well equipped.

 

The new wine cellar (1,000 sqm – 10,760 sqft) was built in 2001 and is a more modern building better suited to new winemaking techniques and processes. In the same building are the offices and an impressive tasting room. The wine cellar is equipped with modern stainless-steel machineries, barriques, tonneaux. Fermentation takes place in computer-controlled steel vats.

The remainder of the farm is then devoted to arable land (15.3 ha), woods (5.0 ha) and land pertaining to the buildings (1.6 ha) with gardens and maneuvering yards. A large private lake (about 10,000 sqm in surface) also insists on the arable land, which can be used to irrigate the fields and vineyards when needed.

The farm has been in organic conversion since 2021, with final certification scheduled for 2024.

Chianti Green Winery

This organic wine estate is located just a few km from a renowned town of Chianti Classico in the municipality of Greve in Chianti. The vineyard allows producing roughly 57,000 bottles of wine per year, including an excellent Chianti Classico DOCG.
