Chianti Colli Aretini DOCG

On the hills between Arezzo and Siena we find this 45.7-hectare estate made up of a winery with 9.7 hectares of vineyards and a 19-bedroom relais with pool. The winery is well-established and allows producing up to 65,000 bottles of wine per year (which could be increased planting 13 more hectares of vineyards), while the accommodation business benefits from the excellent position inside Tuscany.

DESCRIPTION OF THE BUILDINGS

The Agriturismo (777 sqm – 8,360 sqft, 15 bedrooms and 9 bathrooms) houses eight apartments:

• Apt. N°1: living room with fireplace and kitchen, bedroom and bathroom;
• Apt. N°2: living room with fireplace and kitchen, bedroom and bathroom;
• Apt. N°3: living room/kitchen, two bedrooms and bathroom;

The wine cellar (350 sqm – 3,766 sqft) is built underground to grant a better control over temperature and there is a project for the construction of a barrique room (250 sqm – 2,690 sqft).

Not far from the building one can find a 14 × 6 m salt-water swimming pool with pool-house (sauna, whirlwind and dressing room) and an ample paved solarium terrace. Among the activities available for the guests we have a synthetic tenniscourt (inaugurated in 2011) and a Pitch & Putt golf (three holes).

EXTERIOR AND WINE PRODUCTION

The land of the property covers roughly 45.7 hectares occupied by a vineyard (9.76 hectares with possibility of planting 13.0 more hectares), woodland and park. The remaining surface is covered by arable land (16.6 ha), currently producing Alfalfa. An olive grove (250 trees) allows producing oil for personal use.

In the hills between Chianti and Valdichiana, in an area with an ideal climate for viticulture, a 146.3-hectare wine estate is for sale. The Tuscan Wine Estate is active in both wine production and tourism, with three apartments available for guests and other buildings to be renovated that could expand the available beds. The 25.1-ha vineyards allows the production of up to 1,800 hl of wine (Chianti DOCG, Supertuscan and Toscana IGT) each year.

EXTERIORS

The estate stretches for about 146.3 hectares (361.5 acres) on the hills between Chianti and Valdichiana. It reaches a considerable altitude in the northern part (over 600 m above sea level), details that make the property very suitable for growing Pinot Noir grapes.

The backbone of the estate is undoubtedly the vineyard (25.1 ha), which is exploited on the farm to produce numerous Toscana IGT and SuperTuscan wines and an excellent Chianti Superiore DOCG.

The rest of the farm is mostly covered by mixed woodland (110.6 ha), followed by arable land (8.8 ha) and a small olive grove (1.0 ha). For the arable land, it is important to point out that a large part of it (about 5.5 ha) is very suitable for planting new vines if one wants to expand the vineyard further.

On the hills of Tuscany, not far from Arezzo and in a very panoramic position, organic wine estate with accommodation business for sale.

USE AND POTENTIAL USES

The estate couples the production of organic wine and oil with an excellent accommodation business in finely restored villas capable of merging the relax offered by the quiet and retired location with the opportunity of taking part in wine tasting with following explaining of the process for producing wine and oil.

Guests of the structure can rely on ample outdoor spaces ideal for hiking and trekking in the estate, but also on the comfort of being not too far from attractions and cultural/artistic landmarks which are plentiful in Arezzo and other cities and towns of Tuscany.

In panoramic position on the Chianti Hills, between Arezzo and Florence, beautiful hamlet with Agriturismo (30 bedrooms for guests), two swimming pool, restaurant and 11.3 ha of vineyards.

The original core of the property dates back to the 17th century and was built along an important road connecting Florence with Arezzo and Siena. Buildings are made out of stone and masonry, in typical Tuscan rustic style, and have been carefully and masterfully restored so not to lose their fundamental features.
