The Maremma is a vast hilly region on the border between Tuscany and Lazio. The climate is quite varied, presenting typically Mediterranean features towards the coast and then taking on continental characteristics moving inland and rising in altitude.

In the past covered by large swamps, the Maremma was affected in the first half of the 20th century by important land reclamation that made it possible to cultivate and inhabit vast new areas.

The province of Grosseto, often cited as the emblem of the Maremma, is an area traditionally associated with wine production. The local climate is in fact very peculiar: the proximity to the sea but the presence of hills and mountains just a few kilometres away means that summers are never excessively hot and winters never excessively harsh. Among the Maremma's excellent wines are Morellino di Scansano DOCG, Montecucco DOC and Monteregio di Massa Marittima DOC.

VINEYARDS & WINERY FOR SALE NEAR THE TUSCAN COAST, MAREMMA DOC

Tuscan Coast Winery

In the heart of the Maremma DOC region, a few kilometers from Scansano in the Tuscan Coast wine area, between the valleys of the Ombrone and the Albenga rivers, in one of the areas most devoted to the production of the Morellino di Scansano, this wine estate with cellar, farmhouse, and guesthouse is for sale.

 

The heart of the property is the winery (315 m² – 3,389 ft²), which includes all the production rooms, aging, and bottling. Next to the cellar is then the sales room (63 m² – 678 ft²). The cellar, perfectly equipped, includes 17 stainless steel tins (with capacity from 20 to 50 hectolitres) with remote temperature control for a total of 460 hectolitres of wine and 8 stainless steel tins for a total of 200 hectolitres of wine. The warehouse and the barricaia are equipped with a modern air conditioning system. The buildings could be further expanded by about 100 m². 

 

Next to the winery is a large stone and masonry building that houses the owners’ home on the upper floor (101 m² – 1,087 ft²), while on the ground floor are large rooms in builder’s finish to be used as an Agriturismo (305 m² – 3,282 ft²).

 

Finally, we find a guesthouse (84 m² – 904 ft²) that was intended as a dwelling for the farm janitor or employees of the facility.

 

The property spans in its entirety 56.8 hectares (140.3 acres) and includes 12.0 hectares of specialized vineyard (6,250 plants per hectare) with selected IGT vines (with the possibility of registering them as Maremma DOC). The remaining land includes an olive grove (2.2 ha with 600 trees), ample portions of arable land (20.9 ha) ideal for planting new vines, and woodland (18.7 ha), other than gardens, meadows and aprons for the vehicles (3.0 ha).

The vineyards have been planted with traditional materials to preserve the land from the infiltration of toxic substances, like those used to soak the wood.

The layout of the vineyards has been kept unaltered, avoiding excavations and removal of trees, creating a lovely mixed landscape.

MAREMMA DOC WINERY FOR SALE IN MASSA MARITTIMA, TUSCAN COAST

Massa Marittima Winery

On the hills of the Maremma, not far from the sea, a 38.0-ha wine and olive estate for sale. The property consists of 7.0 ha of selected vineyards, including Sangiovese, Merlot, Alicante, Vermentino, Viognier, Cabernet Sauvignon and Syrah, with a yearly production of about 45,000 bottles of red and white wines. DESCRIPTION OF THE BUILDINGS

The wine cellar (300 m² – 3,228 ft²), built in 2016, is equipped with all modern technical equipment, including a new-generation control panel that also allows remote operation. Also newly constructed is a building of approximately 100 sqm that houses the tasting room with an adjoining barrique area, equipped with cutting-edge technology useful for storing barrels and terracotta amphorae (and the wines they contain) at a controlled temperature and humidity.

 

A recently built and fully-fenced manor house (220 m² – 2,367 ft²) consists of two apartments with separate entrances. From both flats there is a wonderful sea view.

 

The farm is completed by a small shed (80 sqm – 861 ft²), two active wells, an external scenographic lighting line, an alarm system in the cellar and barricade, three rainwater collection tanks useful for the irrigation line and agricultural equipment for the cultivation of both vineyards and olive groves.

The winery, currently in organic conversion, covers an area of 28.5 hectares laid out on the rolling hills of Maremma, in an area where the climate is influenced by its proximity to the sea.

On the other hand, the rest of the farm is devoted to a garden (5,500 sqm arranged all around the house and accompanied by a large gravel parking area), arable land (6.7 ha), very suitable for planting new vines if one wished to expand production, and mixed woodland (6.0 ha). A large private lake on the property ensures water supply for irrigation of the fields and vines in case of emergency.

 

 

DESCRIPTION OF THE BUILDINGS

The wine cellar (281 m² – 3,023 ft², 1 bathroom) is a newly constructed concrete building that houses the grape processing, fermentation and aging rooms. Completing the building is a warehouse for the finished product, the bottling line, and an administrative office with a small service bathroom. In terms of equipment, the winery is equipped with steel vats for winemaking, all with temperature control system.

 

The manor house (322 m² – 3,465 ft², 5 bedrooms and 4 bathrooms) is a rustic building on two floors, currently inhabited by the owners but easily divisible into two independent apartments (one on each floor):

  • Ground floor: large double living room with veranda, kitchen, dining room, two bedrooms, two bathrooms and technical room for the systems;

On the hills of Maremma, at the borders with Val d’Orcia and the production area of Brunello di Montalcino, 88.9-hectare organic wine estate. MONTECUCCO DOC WINERY FOR SALE IN MAREMMA, TUSCANY

Bellavista Winery

On the hills of Maremma, at the foot of Mount Amiata and about 40 km from the sea, organic wine estate for sale. The farm was started from scratch in 2000 from abandoned and non-productive land: over the years all the vines have been planted and the profitability of the business has been improved.

The estate spreads over a total of 26.0 hectares (64.2 acres) lying on the hills of Maremma. The mainstay of the estate is the vineyard (8.5 ha) registered to Montecucco DOCG (8.3 ha) and Maremma Toscana DOC Ansonica (0.2 ha).

The winery currently produces the following wines:

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES

The wine cellar (770 m² – 8,285 ft²) is a modern building on three floors, equipped with all the equipment for winemaking and storage of the finished product. On the highest level is a large collection terrace for the grapes, which then reach by fall the room below where the tanks and vats for the actual production of wine are located. Further below are the aging rooms, bottling line, warehouse for the finished product and a bathroom for employees, as well as a technical room for equipment.

 

A short distance from the winery, on the other hand, is a commercial space (140 m² – 1,506 ft²) where there is a retail space, a large tasting room with a pergola and bathrooms for customers on the ground floor. Going up to the second floor, on the other hand, one reaches the administrative office with attached bathroom and warehouse for products.
