STUNNING CHIANTI CLASSICO WINE ESTATE FOR SALE IN GREVE, TUSCANY

In a panoramic position in the hills of Chianti Classico, not far from Greve in Chianti and Florence, 136.6 ha wine estate with Agriturismo for sale. The property (more than 2,300 sqm) consists of several buildings that include the wine cellar, six apartments and warehouses.

DESCRIPTION OF THE BUILDINGS

The hamlet consists of several buildings, all close together and with easy access, divided into various areas used for living quarters, warehouses and wine production rooms. The small hamlet dates back to the 18th century, the manor house was built in the early 20th century. The buildings used for agritourism have been renovated in recent times and are in good condition, while the sheds and agricultural stores are in need of renovation.

In the heart of the Maremma DOC region, a few kilometers from Scansano in the Tuscan Coast wine area, between the valleys of the Ombrone and the Albenga rivers, in one of the areas most devoted to the production of the Morellino di Scansano, this wine estate with cellar, farmhouse, and guesthouse is for sale.

 

The heart of the property is the winery (315 m² – 3,389 ft²), which includes all the production rooms, aging, and bottling. Next to the cellar is then the sales room (63 m² – 678 ft²). The cellar, perfectly equipped, includes 17 stainless steel tins (with capacity from 20 to 50 hectolitres) with remote temperature control for a total of 460 hectolitres of wine and 8 stainless steel tins for a total of 200 hectolitres of wine. The estate covers an area of approximately 119.9 hectares (296.3 acres). The estate is primarily dedicated to viticulture, encompassing 23.5 hectares of vineyards and a 3.0-hectare olive grove that is currently not fully productive. Additionally, the estate boasts extensive areas of arable land, which could be utilized for the planting of new vines, amounting to approximately 50 hectares. The remaining area is occupied by woods (25.7 ha) that include a ground for white truffles (Tuber magnatum). It is noteworthy that the estate’s vineyards are entirely fenced and protected from wild animals.

A private lake with a capacity of 27,000 cu.m is situated on the grounds, allowing the gardens and fields to be irrigated without the necessity of relying on private wells or the municipal water supply. This ensures self-sufficiency in this regard.

In front of the winery, just across the road, an ENAC-authorized helipad has also been constructed, allowing guests to reach the property conveniently from the air.

 

 

The farm is situated on a hillside at an altitude of approximately 430 m asl, with the coast of Tuscany visible in the distance. The vines are continuously refreshed by the sea breeze, which maintains their strength and vitality, enabling the production of high-quality wines. Moreover, the location of the winery is of interest, situated midway between the Bolgheri and Chianti areas. This ensures an average summer temperature of approximately 5°C lower than that of Chianti. Prior to planting the vines, careful zoning was conducted, including chemical and physical analysis of the soils. This enabled the planting of each variety in the optimal spot, allowing the grapes to express their characteristics to the fullest. The estate's soil is clayish and rich in skeleton and marine fossils, with intrusions of alabaster. This white limestone material is also used by local sculptors to create beautiful sculptures.

The winery is managed by a fully independent team of experts and passionate individuals, led by agronomist Michele Senesi and viticulturist Stefano Dini. These individuals have brought incredible innovations in Monterosola together with their innate passion for winemaking. All wine production methods are also closely followed and supervised by oenologist Giacomo Cesare, a long-time business partner of the world-class oenologist Alberto Antonini (Frescobaldi e Antinori). Sustainable agriculture and organic wine-making are at the core of Monterosola’s philosophy.

CASTLE WITH CHIANTI CLASSICO VINEYARDS FOR SALE IN TUSCANY

Castello Chianti Winery

The estate in its entirety covers about 48.6 hectares (120.1 acres) of land more than half of which is covered by forest (28.3 ha). Around the castle, the buildings can count on about 4,200 sqm of garden, which houses, on one of the terraces, the 18 x 9 m Infinity pool with panoramic views of the surrounding vineyards.

Agricultural activity focuses on the vineyards (12.1 ha), which are fully registered as Chianti Classico DOCG, and currently produce red wines, vinsanto and two types of grappa.

DESCRIPTION OF THE BUILDINGS

Inside the castle (1,420 sqm – 15,279 sqft) are currently 8 bedrooms, 7 bathrooms, kitchen, hall, dining room, multiple reception halls and the historical wine cellar that includes a Roman wall. By converting some of the service rooms one could easily create up to 10 bedrooms and 10 bathrooms to be used for accommodation. The complex also includes a guest wing with separate entrance, featuring a kitchen, living/dining rooms, three bedrooms and two bathrooms.

 

The oldest written evidence of the castle dates back to the year 912 CE, but in the property some Etruscan finds and a Roman wall were found, proving that there was some sort of settlement in the area long before the Middle Ages. For centuries the castle had been contended by Siena and Florence in their long-lasting war until in the 1450s it ultimately passed into Florentine possession.

With the defeat of the Sienese Republic in 1559 the castle lost its military and strategic function and ended up in the hands of the powerful Florentine family Ricasoli who converted the complex into a private farm. The buildings were then progressively abandoned until in 1994 the new owners undertook a massive renovation of the complex.

The castle, located inside a medieval village, has been carefully restored with nice materials, respecting the traditional Tuscan materials and the original structures, but adding also services and up-to-date systems. Moreover, during the restoration, most of the vineyards were re-planted with new clones of Sangiovese. 

Internally, the property has exposed stone walls, brick arches, terracotta floorings, ceilings with chestnut beams and terracotta tiles, while externally it features stone and brick walls, thermally insulated window frames in chestnut with internal shutters in Tuscan style. It is equipped with the most up-to date electrical, plumbing and heating systems, and it has a security system. The bathrooms are particularly well-finished and well equipped.

 

The new wine cellar (1,000 sqm – 10,760 sqft) was built in 2001 and is a more modern building better suited to new winemaking techniques and processes. In the same building are the offices and an impressive tasting room. The wine cellar is equipped with modern stainless-steel machineries, barriques, tonneaux. Fermentation takes place in computer-controlled steel vats.

A 27,000 m³ private lake located on the grounds allows the gardens and fields to be irrigated without having to rely on private wells or the municipal water supply, ensuring self-sufficiency in this regard as well.

In front of the winery, just across the road, an ENAC-authorized helipad has also been built, allowing guests to reach the property conveniently from the air.

 

The farm is located on a hillside, about 430 m a.s.l. and the coast of Tuscany is visible in the distance. The vines are continuously refreshed by the sea breeze, which keeps them strong and lively, allowing the production of superb wines. The location of the winery is, moreover, very interesting being halfway between the Bolgheri and Chianti areas, ensuring an average summer temperature of about 5°C lower than that of Chianti. 

The planting of the vines was preceded by careful zoning, with chemical and physical analysis of the soils, which made it possible to plant each variety in the optimal spot that would allow the grapes to express their characteristics to the fullest. The estate's soil is clayish, very rich in skeleton and marine fossils with intrusions of alabaster, a snow-white limestone material also used by local sculptors to create beautiful sculptures.

The winery is managed by a fully independent team of experts and passionate individuals led by agronomist Michele Senesi and viticulturist Stefano Dini who brought incredible innovations in Monterosola together with their innate passion for winemaking. All the wine production methods are also closely followed and supervised by oenologist Giacomo Cesare, a longtime business partner of the world-class oenologist Alberto Antonini (Frescobaldi e Antinori). The work has created a cozy holiday home divided into apartments, all characterized by high quality finishes such as travertine floors, large windows and LED lighting. The roof is made of wood for better energy efficiency. All the floors are connected by an elevator that also descends underground.

On the ground floor, the building opens with a reception area to welcome guests. Several storage rooms (220 m² – 2,367 ft²) with bathrooms for the staff complete the underground portion of the complex.

The manorial villa with its annexes (oratory, stable, lemon-house, servants’ quarters, escritoire, billiard room, greenhouse, laundry, ironing room, henhouse, firewood shelter, chapel…), dating back to the beginning of the 17th century for a total of 2,660 m² (28,622 ft²), makes up the heart of the property.
