On the hills of Maremma, at the foot of Mount Amiata and about 40 km from the sea, organic wine estate for sale. The farm was started from scratch in 2000 from abandoned and non-productive land: over the years all the vines have been planted and the profitability of the business has been improved.

The estate spreads over a total of 26.0 hectares (64.2 acres) lying on the hills of Maremma. The mainstay of the estate is the vineyard (8.5 ha) registered to Montecucco DOCG (8.3 ha) and Maremma Toscana DOC Ansonica (0.2 ha).

The winery currently produces the following wines:

  • Montecucco Sangiovese DOCG: Sangiovese 100%
  • Montecucco Sangiovese DOCG Riserva: Sangiovese 100%
  • Maremma Toscana Bianco DOC: Ansonica 100%
  • Toscana Rosso IGT: Cabernet Sauvignon 100%
  • Toscana Rosso IGT: Merlot 100%

 

The remaining farm area, however, is devoted to arable land (5.3 ha), grazing land (8.0 ha) and woodland (4.1 ha). Part of the tree-free areas are very suitable for planting new vineyards (about 5.0 ha), while the other areas have steep slopes that lend themselves well to olive and/or fruit trees instead.

 

 

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES

The wine cellar (770 m² – 8,285 ft²) is a modern building on three floors, equipped with all the equipment for winemaking and storage of the finished product. On the highest level is a large collection terrace for the grapes, which then reach by fall the room below where the tanks and vats for the actual production of wine are located. Further below are the aging rooms, bottling line, warehouse for the finished product and a bathroom for employees, as well as a technical room for equipment.

 

A short distance from the winery, on the other hand, is a commercial space (140 m² – 1,506 ft²) where there is a retail space, a large tasting room with a pergola and bathrooms for customers on the ground floor. Going up to the second floor, on the other hand, one reaches the administrative office with attached bathroom and warehouse for products.

The Maremma is a vast hilly region on the border between Tuscany and Lazio. The climate is quite varied, presenting typically Mediterranean features towards the coast and then taking on continental characteristics moving inland and rising in altitude.

In the past covered by large swamps, the Maremma was affected in the first half of the 20th century by important land reclamation that made it possible to cultivate and inhabit vast new areas.

The province of Grosseto, often cited as the emblem of the Maremma, is an area traditionally associated with wine production. The local climate is in fact very peculiar: the proximity to the sea but the presence of hills and mountains just a few kilometres away means that summers are never excessively hot and winters never excessively harsh. Among the Maremma's excellent wines are Morellino di Scansano DOCG, Montecucco DOC and Monteregio di Massa Marittima DOC.

 

Basic services are available in the nearby village (4km; 5') and most of Tuscany’s art cities can be reached in less than two hours by car (Montalcino, Montepulciano, Siena, San Gimignano, Florence...).
