On the Chianti Hills in the province of Siena, 12.7-hectare wine estate with Chianti Classico DOCG and SuperTuscan IGT vineyards.
The cellar (478 m² – 5,143 ft²) is located in the outskirts of a small town, directly above the owned vineyards. On the inside, the building is split into nine rooms on two floors, including the wine-making facilities on the ground floor and the business office on the first floor. On the outside there is also a metal shed (35 m² – 377 ft²). The cellar is currently working and is equipped with cutting-edge machineries. The building is pretty simple, rectangular in shape, and houses the fermentation tanks and the barriques for wine ageing.
Inside the town there is a farmhouse (362 m² – 3,895 ft²) laid out onto three floors. The fbuilding is in builder’s finish and thanks to the excellent temperature of the ground floor and the basement it is currently used as a storage house for wines. The restoration of the building would result in a Tuscan-styled farmhouse with terracotta floors and wooden beams to be used as part of the accommodation business.
An ancillary building (130 m² – 1,399 ft²) is located among the vineyards but is in precarious structural conditions and its eventual reconstruction could allow the owners to use it either as a holiday house or warehouse.
Chianti is a historical region of Tuscany comprising the provinces of Florence, Siena and Arezzo. Characterized by hills covered with vineyards and woods, the area has always been devoted to the production of exceptional wines, known throughout the world and really a symbol of Tuscany abroad.
Originally comprising the territories of only three towns (Gaiole, Radda and Castellina) that made up the so-called Lega del Chianti, the area has expanded over the centuries to include large portions of the territories of Siena, Florence and even Arezzo.
The territory is rather homogeneous in terms of geological characteristics, while in terms of climate, there are significant temperature variations over the course of the year with hot summers and generally harsh winters: while these characteristics are unsuitable for normal crops, vines find in Chianti an ideal environment in which to thrive.
A short distance from a town with all the services (300m; 2’), the property is located in a hilly position with a beautiful view over the vineyards. In a short time frame, one could reach several of the most known towns of Tuscany (Gaiole in Chianti, Siena, Montevarchi, Greve in Chianti, Arezzo, San Gimignano, Firenze…).
