In the heart of the Langhe, in an extremely scenic location, organic wine estate for sale. The estate covers a total area of about 14.5 hectares (35.8 acres), set in a hilly and very panoramic position over the Langhe. The property's garden (about 4,600 m²) is well-maintained and houses a clay tennis court and a spectacular 18 × 8 m infinity pool, as well as large gravel portions that can easily be used as parking.
The winery produces the following wines:
The structures are the result of innovative work, which has made it possible to combine modernity and technology while respecting the pre-existing environment. The use of new construction technologies and state-of-the-art materials ensure the optimization of energy consumption that makes the property unique in every detail: electricity is provided by an 11-kW photovoltaic system.
The villa (676 m² – 7,274 ft², 5 bedrooms and 7 bathrooms) is on three levels:
A separate wing of the building then houses the technical room and a spacious garage (51 m² – 549 ft²) with storage room.
The wine cellar (490 m² – 5,272 ft², 1 bathroom) is a large two-story building that silently emerges in the brown rural landscape, from which it seems imperiously to spring and to which it harmoniously belongs. The larger rooms are for storing wine in metal vats, while the smaller ones are for the bottling line and customer service. The staircase to the upper floor leads to a beautiful modern room characterized by large windows overlooking the hills, ideal as a tasting area.
Then, in a position set back from the vineyard is an agricultural warehouse (94 m² – 1,011 ft²), consisting of one large room, ideal for sheltering equipment and vehicles.
Piedmont is a region in the northwestern part of Italy, bordering Switzerland and France. It is surrounded by the Alps and the Apennines and is home to some of the highest peaks in Italy, including Monte Rosa and Gran Paradiso. The region is known for its stunning scenery, including rolling hills, lakes, and valleys. Piedmont is also a culinary destination, with a rich history of producing excellent wine and truffles, as well as delicious cheeses and meats.
Piedmont is renowned for its vineyards and wine production. The region is home to many famous wines, including Barolo, Barbaresco, and Moscato d'Asti. These wines are characterized by their complexity, depth, and elegance. Red wines, made mostly from the Nebbiolo grape, are full-bodied with rich tannins, while white wines, made mostly from the Moscato grape, are light and aromatic. The winemaking traditions in Piedmont are ancient and are closely tied to the region's cultural identity.
The property is accessible by paved road, and is very close to both basic services (about 3km) and the town of Alba (20 km). The location of the property also provides quick access to the highway, ensuring a quick connection to much of Piedmont and its art cities (Asti, Turin, Alessandria, Cuneo, Vercelli...).
