In the hills of Umbria, not far from the medieval town of Orvieto, wine cellar in excellent condition with potential for more than 9,000,000 bottles of wine / year for sale. Built between 2008 and 2010 in reinforced concrete and with a project designed to ensure maximum production efficiency, the winery is not currently operational but could easily serve as a cantina sociale (winemaking cooperative) due to the large production volume achievable.
In total, the property covers about 7.0 hectares (17.3 acres) of land. The winery is surrounded by a large 12,000 m² gravel plaza that is used for maneuvering vehicles during loading and unloading operations. On the west side of the winery, a second apron (800 m²) gives access to all the basement rooms of the facility, facilitating product transport operations.
Above the winery are then a small vineyard (about 4,500 m²), a plot of woodland (about 4.0 ha) and unused land (about 1.2 ha).
The winery (4,392 m² – 47,259 ft² in total) is a large modern concrete building, laid over several floors and designed to ensure maximum production efficiency. The winemaking area (2,650 m² – 28,514 ft²) consists essentially of three parts that would include fermentation vats and tanks and a warehouse for storing the finished product. An external ramp, on the other hand, leads to a large underground storage area for equipment (800 m² – 8,619 ft²).
The reserved area for employees (310 m² – 3,336 ft²) includes two warehouses, two locker rooms with service bathrooms, and a canteen room.
The administrative offices (356 m² – 3,831 ft²) are distributed between the basement and ground floor and include a customer waiting room and reception area, laboratory, office, five offices, archives, multipurpose room, meeting area, and four bathrooms for employees and guests.
On the top floor of the building, with access via an internal staircase, is an apartment (127 m² – 1,366 ft²) formerly intended as a janitor’s dwelling: the unit consists of an entrance/living room with two terraces, kitchen, three bedrooms, two bathrooms, and laundry room.
A tasting room with sales corner (124 m² – 1,334 ft²) and a technicalroom for the building's systems (24 m²) complete the building.
The cellar's large spaces, combined with the production efficiency, guarantee the winery a production potential of about 9,000,000 bottles/year. This would allow the winery to work privately with its own vineyards or as a social winery (cantina sociale) with grapes contributed by local producers who do not have adequate facilities to produce their own wine.
Not far from the main body, beyond the winery's large forecourt, there are also two warehouses (600 m² – 6,456 ft² and 525 m² – 5,649 ft², respectively) made of iron and buffered with PVC sheeting, ideal as a vehicle and tool shelter.
Finally, a metal shed (127 m² – 1,366 ft²) is located a short distance from the cellar.
