In a dominant position in the hills of Orvieto, organic wine estate for sale.
The property is strategically located and spreads over about 31.8 hectares (78.6 acres) of land, mostly covered by vines. The arable land (5.1 ha) is set on a slight hillside and could easily be used to expand the vineyard. The woodland (about 5.0 ha), on the other hand, is mostly used for truffles, registered and fully fenced. An olive grove (about 120 trees) is located a few meters from the farmhouse and allows the production of excellent olive oil.
The Orvieto DOC vineyard (22.1 ha) hosts plants of Sangiovese, Cabernet Sauvignon, Grechetto, Chardonnay and Viognier varieties and is exploited to produce about 30,000 bottles of wine a year, preferring quality over quantity. The size of the vineyard would allow in any case to reach a much higher production (up to 150,000 bottles per year).

The farmhouse (304 sqm – 3,271 sqft) is on two levels and was entirely renovated in 2018 with Sicilian stones. With the occasion they also opted for the installation of solar panels for the production of hot water and underfloor heating system. The photovoltaic system provides power to the basement. All doors and windows are aluminum double-glazed. The furnishings of the house, which are included in the sale, have also been finely chosen with modern and classy style.
On the ground floor is the winemaking cellar (fermentation, storage and changing room for employees) and the living area of the owners’ house, consisting of kitchen with large living room, bedroom and bathroom. The upper floor, on the other hand, houses the tasting room (accessible from the outside and characterized by a glass floor that ensures views of the fermentation room) and the sleeping area of the home consisting of bedroom with bathroom and study corner. The heating plant can be accessed from outside the building.
At the back of the house there is then an agricultural warehouse (56 sqm – 602 sqft) to shelter vehicles and equipment for the care of the fields and vines.
