On the hills of Florence, in the Chianti region, 16.4-hectare wine estate with Chianti Rufina DOCG vineyard and manorial villa for sale. The property has its own wine-making cellar, already equipped and functioning, which allows to produce about 65,000 bottles of wine per year (with the possibility of increasing to about 90,000).

The vineyard (13.2 ha) is registered as Chianti Rufina DOCG and covers almost the totality of the estate. First implants date back to 1972-1973 with Sangiovese and Malvasia. In 1994 Sangiovese got a first expansion, together with new Trebbiano and Canaiolo implants. In 1997 more Sangiovese is added to the property. In 2003 it’s time for Merlot, Syrah and Pinot Noir. Finally, in 2016, even more Sangiovese is planted together with Ciliegiolo and Pinot Blanc.

The winery focuses on the production of the following wines:

  • Chianti Rufina DOCG: 100% Sangiovese
  • Toscana Rosso IGT: 100% Sangiovese
  • Toscana Rosé IGT: 100% Sangiovese
  • Vinsanto Chianti DOC: Malvasia, Trebbiano
  • Grappa: Sangiovese

 

 

DESCRIPTION OF THE BUILDING

The manorial villa (1,024 m² – 11,018 ft², 10 bedrooms and 8 bathrooms) is a large building divided into two sections, a more recent stately one and an older stone one. The building houses the basement barrique cellar, a restaurant with a professional kitchen, and five apartments (one of which is currently inhabited by the owner):

  • Apt. N°1: entry, living room, kitchen, dining room, two bedrooms and two bathrooms;
  • Apt. N°2: entry, living room, kitchen, dining room, three bedrooms and two bathrooms;
  • Apt. N°3: kitchen with terrace, bedroom and bathroom;
  • Apt. N°4: living room with kitchenette, two bedrooms and bathroom;
  • Apt. N°5: living room, kitchen, two bedrooms and bathroom.

 

The barn (200 m² – 2,152 ft², 4 bedrooms and 2 bathrooms), located next to the villa, is divided into two apartments, one on each floor:

  • Apt. N°6: living room, kitchen, two bedrooms and bathroom;

The wine cellar (360 m² – 3,874 ft², 1 bathroom) is a mid-19th-century building made of stone and brick as per tradition but entirely renovated in 2000. On the ground floor are the processing room, a warehouse and a bathroom. On the upper floor, are tasting room and offices.

Chianti Rufina DOCG is a wine region located in Tuscany. It covers an area of about 1,200 hectares, and it is situated in the foothills of the Apennine Mountains, east of Florence. The soil in the area is rich in minerals, and the climate is ideal for wine production, with hot summers and cool nights. Chianti Rufina DOCG is known for producing Sangiovese-based wines, which are full-bodied and have a rich aroma.

The production of wine in the Chianti Rufina area dates back to the Etruscan period, but it was during the Middle Ages that the production of Chianti Rufina began to thrive. The wine was so popular that it became known as the "wine of the popes" and was often served at the Vatican. In the 18th century, the Grand Duke of Tuscany recognized the quality of the wine and established some of the first wine laws in the world, designating the Chianti Rufina area as a wine region.

The Chianti Rufina DOCG was established in 1984 and is one of the smallest DOCGs in Italy. To qualify for the DOCG status, the wine must be made from at least 75% Sangiovese grapes, with other permitted grapes including Canaiolo, Colorino, and Trebbiano. The wine must be aged for a minimum of 24 months, with at least 3 months in the bottle. Chianti Rufina DOCG is known for its deep ruby color, intense aroma of cherries and violets, and complex flavors of fruit and spices.

 

The winery is located just 1.5 km from a small country town where all necessary services are available, however, and just under an hour from Florence where there is also a convenient international airport.
