11.3-HA WINE RESORT FOR SALE IN UMBRIA, LAKE TRASIMENO

The main farmhouse (260 m² – 2,798 ft², 5 bedrooms and 5 bathrooms) is the oldest building of the complex and houses three apartments. The units are all recently renovated, with modern, high quality finishes, exclusive materials, LED lighting, air conditioning in all rooms and thermo-induction kitchens complete with dishwasher.

The Yellow House (320 m² – 3,443 ft², 10 bedrooms and 10 bathrooms) is divided into two apartments and seven bedrooms all with en-suite bathroom. The units are all renovated, with good rural-style finishes, air conditioning and partitionable heating for each dwelling.

The Pink House (220 m² – 2,367 ft², 4 bedrooms and 4 bathrooms) is divided into four guest apartments:

The property features a recently built wellness center (130 m² – 1,399 ft², 2 bathrooms), for the use of guests, comprising changing rooms (complete with lockers and benches, shower and bathroom), guest reception, massage room, relaxation area, Turkish bath, chromotherapy showers and heated 5 × 4 m swimming pool.

The entertainment room (100 m² – 1,076 ft², 1 bathroom) is a guest building with a double-sided fireplace, satellite TV and connection to Pay TV, a fully equipped tasting bench and bathroom. The room, strategically located in the center of the accommodation, allows guests to spend moments of conviviality and socializing. The building is perfectly heated with fan coils and a fireplace.

The restaurant (250 m² – 2,690 ft², 4 bathrooms) consists of four halls, kitchen area (pizzeria, kitchen and stove, washing room), toilets, storerooms, cold storage and bar area. The building also has two large outdoor areas that can accommodate up to 80 customers in summer. The restaurant entrance is independent from the farmhouse and includes a covered car park for a total of about 15 cars.

The rooms have been created through a careful renovation of the old cellars and stables, recovering the stone rooms with splendid masonry arches that make the restaurant suggestive Umbrian charm.

Also accompanying the accommodation is a multifunctional building (210 m² – 2,260 ft²) with a billiard table, table tennis table, maxi television and tables for playing cards. The building has a service bathroom, storage room and a panoramic terrace with a wide view of the Umbrian-Tuscan border.

The 12 × 5 m swimming pool has a uniform depth of 1.50 m. All around is an area equipped with sun loungers, deckchairs, chairs and gazebos that can accommodate up to 70 guests at the same time. There is also a room used as a pool bar and a large room used as a changing room and pool bathroom. At the rear of this building are the laundry/ironing room and the linen store.

The wine cellar (500 m² – 5,380 ft²) is equipped with spaces, equipment, machinery and more, enabling all the processes of wine-making to be carried out. The building is made up of several rooms, interconnected to form a single body independent of the other company activities, all strategically positioned below street level.

The rooms that compose it were built at different times, the oldest part of the premises housing the barrique cellar with annexed tasting area and storage room for “vintage” wines. The most recent room, built in 2009, is intended for the labelling and storage of wines in cartons.

The property also has building permits (1,100 m² – 11,836 ft², already approved by the land use plan) for the reconstruction of a large shed once used for cattle breeding and two parallel buildings for pig breeding.
